Run the whole mall from one system
Leasing, turnover rent, service charges, collections, accounting and mall operations, with a portal for every retailer. Arabic and English, built for the GCC, Egypt and Jordan.

Outcomes
Fewer systems. Fewer spreadsheets. A cleaner close.
Most centres run leases in one system, sales in a spreadsheet and retailer requests in e-mail. Mercato puts them in one place, posting to one ledger.
Rent, turnover rent, service charges, the marketing fund and cheques post to one general ledger, with VAT on every line.
Retailers declare sales, download statements, request permits and report repairs in their own portal.
The turnover-rent and service-charge true-ups run from numbers that are already in the system.
Dashboards, scheduled reports and Ask Mercato, in Arabic or English, on your live data.

- Declare monthly sales, with gross, exclusions and net, ready for turnover rent.
- See what is due and how to pay, and download statements and receipts.
- Request permits and deliveries, and report repairs, then rate the job.
- Read circulars and ask the mall, with every thread kept on record.
- Upload certificates and respond to notices before the deadline.

Your retailers' data, kept where it belongs
Mercato runs as its own deployment with its own database. Inside it, each company's records are isolated by the database itself, not just by the application.
How we protect your data- Row-level security in PostgreSQL on every company-owned table.
- Two-factor sign-in and passkeys, with company-wide MFA and session policies.
- Roles, permissions and property access, down to who may see amounts.
- An audit trail of exports, erasures and every sensitive action.
- Visitor consent on record, with export, erasure and automatic anonymisation.
FAQ
Questions we hear most
What is Mercato?
Mercato is mall and retail-centre management software by ReoSoft. It brings leasing, turnover rent, service-charge recovery, collections, accounting, mall operations and a retailer portal into one bilingual Arabic and English system.
Who is Mercato for?
Owners and operators of shopping malls, community retail centres, souqs and strip centres, from a single centre of a few dozen shops to groups running several malls.
How does Mercato calculate turnover rent?
Retailers declare monthly or quarterly sales in the retailer portal, or the sales arrive from the POS through Mercato's sales API. Mercato applies the lease's breakpoint, natural or artificial, or the greater of base rent and the percentage, flags declarations for audit, and trues the year up when the certified annual figure arrives.
Does Mercato handle service-charge reconciliation?
Yes. Costs are collected in recovery pools with a budget and an allocation basis, retailers are billed estimates on account, and at year end Mercato reconciles the estimates to actual cost and bills or credits the difference.
Is Mercato available in Arabic?
Yes. Every screen, e-mail, statement and PDF is available in Arabic and English, with full right-to-left layout, and each user picks their own language.
Which countries does Mercato support?
The United Arab Emirates, Saudi Arabia, Qatar, Kuwait, Bahrain, Oman, Egypt and Jordan, with each country's VAT rate, tax-return layout, ID formats and lease-registration rules.
Can we move from spreadsheets or another system?
Yes. Mercato's migration centre imports your retailers, spaces and leases from Excel or CSV, and our team helps you map and check the data before go-live.
Does Mercato connect to our point-of-sale systems?
Yes. Retailers' tills or a POS aggregator post daily or monthly sales to Mercato's sales API with a scoped key; accepted sales roll up into the period's declaration and the turnover-rent calculation.
